  10. Mortgagee or transferee may purchase the right of mortgagor without causing the mortgage to be merged with any subsequent mortgagee and no subsequent mortgagee shall be entitled to foreclose or sell without redeeming prior mortgage
  11. Service on agent or person duly authorised to accept notice is sufficient when person on whom notice is to be served does not reside in the district in which mortgaged property is situate
  12. When a notice to be served is on a person incompetent to contract such notice may be served on legal curator or where no curator is available, such deposit may be made into court
  13. Lease is transfer of right to enjoy such property in consideration of price paid or promised on specified occasion to the transferor by the transferee
  14. A lease of agricultural or manufacturing purpose shall be from year to year terminable by six months notice and lease of immovable property for any other purpose shall be on month on month terminable by 15 days notice.
